The NeighborWorks® Home Ownership Center (HOC) was established to assist the greater Ventura community in purchasing and retaining homes.

Courses offered at the HOC include pre and post purchase education, one-on-one counseling, and loan packaging financial services. Pre-purchase courses include an eight-hour workshop offer monthly in both English and Spanish that is designed to introduce families to the many steps in the homeownership process.

The HOC also offers an 8 hour financial fitness course using the FDIC “Money Smart” curriculum also taught in both English and Spanish. One-on-one counseling provides clients with the chance to review their credit, discuss budgeting and money management strategies, and set up an action plan to prepare themselves to purchase a home.

The Home Ownership Center also packages first mortgage loans for families through partnerships with financial institutions and a secondary market relationship with Neighborhood Housing Services of America (NHSA). CEDC’s 30-year fixed first mortgage loan product with NHSA is offered at a below-market interest rate and is not credit-score driven.

Since its launch in 1998, the HOC has packaged over $30 million in mortgages for over 210 families across Ventura County.

CEDC also recently launched a new lending affiliate, the Ventura County Community Development Corporation (VCCDC), which offers gap financing to help very-low, low, and moderate income families into homeownership.
